What to look for in Warehouse Space
Good tenant representation starts before the first tour, with knowing which specs actually matter. Most searches fixate on square footage and rate, but the specs that determine whether a building works for your operation usually surface later, after the lease is signed. A few are worth checking early. Clear height is the usable vertical space to your lowest obstruction, not the roof peak. Power comes down to amperage and voltage; a CNC shop and a 3PL have very different requirements. Loading is a question of how many dock-high versus grade-level doors. Yard, meaning truck turning radius and trailer parking, is scarce in the older Valley stock.
The SFV’s building stock skews older than the Inland Empire, with a lot of 1980s tilt-up running 18–24 foot clears rather than the 36-to-40-foot boxes common in Ontario. For most tenants under 30,000 SF, that is not a limitation; chasing clear height you won’t rack to only adds rent. We’ll tell you when a spec is worth holding out for and when it’s costing you rent for nothing.
We’re in these buildings constantly, so we can flag the quirks a listing photo hides: a column grid that kills your rack layout, a panel that needs a costly upgrade, a shared driveway that won’t fit a 53-foot trailer. And the timing favors you. West San Fernando Valley availability has climbed to about 6%, with landlords offering four to five months of free rent on five-year deals. That’s a very different market from the sub-2% squeeze of 2022.
